By accessing wholesalebuyerlist.com, submitting the buyer sign-up form, or subscribing to deal alerts, you agree to these Terms. If you don't agree, don't use the Site.

2. Description of Service

wholesalebuyerlist.com maintains a list of real estate investors and sends deal alerts for off-market opportunities matching each subscriber's buy box. Operated by Square Deal Realty, a licensed Michigan real estate brokerage, on behalf of Black River Command and its affiliated acquisition operations.

3. No Guarantee of Deals or Outcomes

Submitting your buy box does not guarantee deal alerts, an exact-match deal, or a closed transaction. Deal flow depends on market conditions and is not scheduled or promised.

4. Not Investment, Legal, or Financial Advice

Nothing on this Site or in any alert is investment, legal, or tax advice. You're solely responsible for evaluating any property and consulting your own professionals before buying.

5. Eligibility

You must be at least 18 and able to form a binding contract.

6. User Responsibilities

• Keep your buyer profile accurate and current
• Use deal alerts for your own evaluation, not resale/redistribution without our consent
• Don't misrepresent your identity, financing, or intent to purchase

7. Real Estate Brokerage Relationship

Square Deal Realty may act as a brokerage on properties presented through this Site. Subscribing alone creates no agency relationship; any agency relationship must be established separately, in writing, per Michigan real estate license law.

8. Intellectual Property

Site content, buyer-list format, branding, and deal-alert templates belong to Square Deal Realty / Black River Command and may not be copied or redistributed without permission.

9. Limitation of Liability

To the maximum extent permitted by law, Square Deal Realty and its affiliates aren't liable for indirect, incidental, or consequential damages from your use of the Site or reliance on any alert, including missed opportunities or failed transactions.

10. Termination

We may terminate or suspend access at any time, with or without cause, including for false buyer info or misuse of shared deal data.

11. Governing Law

Michigan law governs these Terms, without regard to conflict-of-law rules. Disputes resolve in Michigan courts.

12. Changes

We may update these Terms at any time; continued use after changes means acceptance.
